Roof Replacement in Penney Farms

We put a new roof on your home when the shingles, underlayment or decking can no longer be patched to hold. Before that, we check whether a repair would buy you real years. If a reroof is the right call, we show you why with photos and explain every layer that goes back on.

When a New Roof Is the Right Answer

Most roofs we look at need a repair, not a new roof. A lifted shingle, a cracked pipe boot or a failed flashing joint can be fixed for far less. We start there, because a roof with good decking and sound shingles still has life in it.

A reroof earns its cost when the wear covers every slope rather than one leak point. Look for shingles that have lost most of their granules, tabs that snap when you lift them, soft or delaminated sheathing in more than one area, or two layers already stacked on the rafters. Each of these means patching would only move the leak from one slope to the next.

Florida sun and the summer storm season age a roof from the top down. UV breaks down the asphalt, and wind-driven rain then finds every weak seam. When that wear is roof-wide, a tear-off is the fix that lasts.

What Goes Into a New Roof

Old roof removed to bare wood
Every shingle, the old felt and all the nails come off until the plywood or plank sheathing is exposed. Shingling over an old layer hides deck damage and traps heat, so we skip that shortcut.
Deck inspection and re-nailing
With the deck exposed, we probe for soft, rotted or delaminated sheathing and swap out bad sections. We re-fasten the rest of the deck so it holds the new roof down in high wind.
Underlayment and water barrier
We install a self-adhered membrane at eaves, valleys and penetrations, and synthetic underlayment across the field. That layer keeps water out if wind ever strips shingles off.
New flashing, drip edge and boots
Old step flashing, drip edge and rubber pipe boots come off with the roof. Reusing tired metal and cracked rubber is where many new roofs start leaking within a few years.
Attic airflow check
We look at your soffit intake, exhaust vents and ridge vent. Shingles sitting over a stuffy attic get cooked from the underside, so balanced airflow matters as much as the shingle you pick.
Permit, inspection and cleanup
We pull the permit and schedule the required inspections. At the end we run magnets across the yard and driveway for nails and haul away all debris.

Signs Your Roof Is Past Repair

  • Granules in the gutters

Heavy granule loss means the asphalt underneath is open to UV. Once that happens across the roof, the shingles dry out and crack quickly.

  • Curling or cracked shingles everywhere

A few bad shingles can be swapped. When edges are cupping or tabs snap across most slopes, the shingles have reached the end of their service life.

  • Water stains on several ceilings

A single drip tends to trace back to a single failed boot or flashing joint. When stains show up under different slopes, the underlayment beneath the shingles has usually broken down.

  • Soft spots underfoot

A spongy deck means the plywood has soaked up water and can no longer grip nails firmly. That calls for opening the roof, not covering it.

  • Patch after patch

If you've paid for fixes two or three years in a row, we'll lay that running cost next to the price of a new roof and talk it through honestly.

What Moves the Price of a Reroof

We build your number from measured squares and what we see on the roof and in the attic. Four things shift it more than anything else, and each one shows up as its own line on your estimate. Financing is available if paying over time works better for you.

Roof size and pitch

We measure every slope to order the right number of bundles and rolls. A steep roof needs roof jacks and harness lines, which slows the crew down.

Deck condition

Rotted or delaminated sheathing has to come out. We can't see all of it until tear-off, so the estimate lists the per-sheet cost upfront.

Layers to remove

A second layer of old shingles doubles the tear-off labor and the disposal weight.

Material and complexity

Shingle grade, metal versus asphalt, and the number of valleys, chimneys, skylights and pipe penetrations all add material and labor.

How Your Reroof Runs

  1. 1

Roof walk, attic check and itemized estimate

A technician climbs every slope, looks at the underside of the deck from the attic and takes photos of each problem. Your estimate lists the work line by line, along with our honest read on whether a fix or a new roof makes better sense for your money.

  2. 2

    Material choice and permit

We go over shingle options, colors and underlayment, and talk through metal roofing if it fits your plans. Then we file the permit.

  3. 3

    Protecting your home

Before tear-off we tarp shrubs and beds, cover the AC unit and park a debris trailer close to the roof edge.

  4. 4

    Tear-off, deck work and install

Most homes are stripped, dried in and shingled in one to two days, depending on size and pitch. We only open as much roof as we can dry in that day.

  5. 5

    Final inspection and walkthrough

After the inspector signs off, we walk you around the finished roof and show you photos of the deck and underlayment before they were covered.

New Roof Questions

Will you tell me if I only need a repair?

Yes. If the deck is sound and the damage is localized, we'll recommend roof repair and price it. We'd rather fix the problem you have than sell a roof you don't need yet.

Can you install new shingles over my old ones?

We don't. A second layer hides deck rot, adds weight and holds heat against the new shingles. A full tear-off lets us inspect and fix the deck before anything new goes on.

Does homeowners insurance cover roof replacement?

Coverage usually turns on why the roof failed. Wind or hail damage is often covered, while age and ordinary wear generally are not. We work directly with your insurance adjuster on storm damage claims and supply our photos and measurements, but the adjuster decides what the policy pays. Our Storm Damage Repair page walks through those steps.

How long will I be without a roof?

You won't be. We only tear off what we can dry in with underlayment the same day, so your home stays covered every night. Most jobs finish in one to two working days.

Do I have to stay home while you work?

No. We just need the driveway clear and an exterior outlet we can plug into. Inside, take pictures and mirrors off walls that run up to the roofline, since nailing sends vibration through the framing.

Find Out Whether Your Roof Has Years Left

We'll climb up, photograph the shingles and deck edges, and give you a plain answer: patch it and keep going, or start fresh with a new roof. The estimate is free and comes with no obligation.
